Is Conveyor Belt Conveyancing a good investment?

Everyone loves a bargain. No one wants to pay over the odds for anything. We understand that. When it comes to getting a professional job done properly, however, the truth is that taking the cheapest option could cost you more in the long run.

Take buying or selling a house. There are plenty of companies out there offering very low-priced conveyancing. In some cases, this will all work out; the job will get done and you’ll move along the property ladder. But in other cases, things won’t run quite as smoothly.

Conveyancing is a legal process. There are so many facets to each transaction - in fact, no two sales or purchases are ever the same – that it really does take specialist lawyers to make sure that the detail is all taken care of. It’s this sort of experience that is often lacking in those who operate as part of a ‘conveyor belt’ business. While simple conveyancing transactions can be managed by those who don’t have the legal qualifications or expertise that you’d find in conveyancing solicitors like us, the real problems begin when there’s a curve ball – an unusual set of circumstances, or a stumbling block, that either threatens to derail the sale or purchase (or, worse, that is completely missed by the case handler).

The other big difference is in the client experience. You’ll find that if you instruct a law firm to help you buy or sell your house, you will be introduced to a specialist conveyancing solicitor or legal executive. They will handle the transaction from beginning to end. They are the person you can call directly whenever you have a query. They’re the ones who will give you regular updates on how things are progressing. Conveyor belt-type operations don’t usually work quite like that; they can be far more impersonal. Your case may not be allocated to one individual, so it might be difficult to get continuity of service – and you may find yourself repeating information to any number of case handlers. Similarly, it can be difficult to get hold of the right person when you need them.

Another thing to be aware of is that an initial, cheap quote for legal work might not be the amount you find yourself having to pay. Beware of hidden extras. So, if you do go down the conveyor belt route, make sure to get confirmation from the outset of exactly how much your final bill will be.
